Kyle Richards and Mauricio Umansky took out a new $5.3 million mortgage on their Los Angeles mansion and a TikTok influencer later claimed that the loan “signals” that the Real Housewives of Beverly Hills couple is divorce-bound. Kyle and Mauricio, who are allegedly separated but living under the same roof, have denied that they are headed for divorce.

The cash was borrowed from Morgan Stanley Private Bank, according to documents dug up by The U.S. Sun. Aerial photos revealed a fleet of luxury vehicles parked on the property’s driveway. The new mortgage payments total over $300k a year at a rate of three percent.

The property was marketed through Mauricio’s company, The Agency, and the listing described a renovation that honored the previous owner, Motown legend, Smokey Robinson. Developers “crafted the ultimate trophy residence with unparalleled grace, and grandeur that matches Smokey’s inimitable style,” the listing stated. Private gates open to reveal a “Wizard of Oz technicolor moment” with a “deep circular drive framing a symmetrical boxwood topiary garden, a timeless classic Southern colonial façade in the distance, and sun filtering through towering historic oak trees.”

The colonial style home was built in 1912 and has eight fireplaces.  

The main house has seven bedrooms and three en-suite bathrooms. The master bedroom boasts an 800 square foot exterior balcony overlooking the lavish grounds. The Agency website featured the residence’s home theater, a multi-purpose sports court, a swimming pool, a gazebo, a running creek, and a 1,600-square-foot guest house.

Kyle Richards and Mauricio Umansky , who own multiple properties together, share three children, Alexia, 27, Sophia, 23, and Portia, 14. Kyle also has a 34-year-old daughter, Farrah, from her marriage to first husband, Guraish Aldjufrie.

TikTok influencer, @brownstonedmama, pointed out via Instagram account @bravosnarkside, that the huge mortgage may indicate that the couple’s breakup is the real deal.

The TikTok personality said that their potential strategy is called a “divorce mortgage buyout,” which is used when one spouse wishes to remain in the marital property. Couples typically know that it’s difficult to secure a mortgage after divorce papers are filed, as the other spouse likely won’t have enough “liquidity” to “pay them half of the house’s value.”

The influencer added that the new mortgage is also “a move that signals this may be a friendly divorce.” 

An insider noted that the duo’s split was “amicable” as news of the separation exploded in the press, earlier this month.  

Kyle and Mauricio have been separated for a while now but are still living under the same roof,” a snitch told People. “They remain amicable as they figure out what’s next for them and their family.”

The Bravo couple denied that a divorce was in the works only hours after the news of their breakup hit the press. The pair posted a joint statement on Instagram, only admitting that they had experienced a “rough year.”
