Lisa Vanderpump Borrowed $20 Million in Mortgages Against $12 Million ‘Villa Rosa’ Mansion Amid Money Issues Rumors

The Vanderpump Rules boss purchased the home with her husband, Ken Todd, in 2011 for just under $12 million.

The couple took out a $6,225,400 loan with the Banc of California, in August 2015. In May 2017, the duo took out another mortgage for $6,350,000 with JP Morgan Chase Bank. Yet another loan was taken out in November 2019 for the same figure, with Deutsche Bank Trust Company America. The former Real Housewives of Beverly Hills stars borrowed a grand total of $18,925,400, almost $7 million more than the property’s purchase price.

Public records do not include any loan repayment details.

The property, which is named Villa Rosa, sits on over two acres and boasts five bedrooms and seven bathrooms.

Podcaster, Ryan Bailey, got Vanderpump Rules fans talking when he speculated that Lisa, 62, and Ken, 65, had sold the property in an off-market transaction to enable them to relocate to Las Vegas. Bailey’s listeners pointed out that the host had been right about other various VPR rumors, and many cosigned his theory.

Lisa decided against renewing her lease on West Hollywood eatery, Pump Restaurant Lounge, citing the high cost. The hotspot, which has been operating for a decade, will close on July 5. The couple owns two Las Vegas establishments, Vanderpump Cocktail Garden and Vanderpump à Paris. Bailey claimed that the Bravo duo has a plan to add a third, during the May 31 episode of his podcast — “So Bad It’s Good.”

He said — “Lisa seems to always be there [in Vegas], she’s hinted at opening another place in Vegas, she let the lease go for Pump, Pump is done.”

Bailey added — “From all things I’ve been thrown that Villa Rosa has been sold off market, so why would she be selling her house, selling Pump, there is a little bit of play in this for me, they are getting older, Vegas is this huge opportunity, three restaurants already potentially out there… could they split?”

Aerial images of the home show no obvious change in the white garden furniture and a peek inside confirms that the couch style remains the same. Neither real estate articles nor property records indicate that the house has  been sold.

Lisa, who has offered tours of her home in the past, previously shared that her sprawling Los Angeles property is “one of my favorite places in the world.”

The restauranteur has shared photos of the mansion on her website, commenting — “Every morning I wake up and look over the incredibly lush and isolated valley below my windows and I can’t help feeling happy, humbled, and grateful.”

“Villa Rosa is a lush oasis, nestled into the rolling rises of Beverly Hills – it feels like it’s in the middle of the countryside and yet it’s only five minutes from the hustle and bustle of the town below.”

Lisa Vanderpump is set to star in a new Hulu reality series called “Vanderpump Villa,” which will be filmed at her lavish French estate. Lisa will star in the series and also serve as executive producer, per a report by Hollywood Reporter.

Lisa Vanderpump confirmed the exciting spinoff headlines via Instagram, on Thursday, captioning her post — “’Ahhhh it’s coming! #VanderpumpVilla.’”
